What is UAD 3.6?
UAD 3.6 is the updated Uniform Appraisal Dataset from Fannie Mae and Freddie Mac. It pairs with the redesigned Uniform Residential Appraisal Report (URAR), which replaces most of the legacy residential forms, such as the 1004, 1073 and 2055, with one dynamic report that adapts to the property. The data is delivered as MISMO 3.6 XML.
Which UAD 3.6 assignments do you accept?
All of them. Every office accepts every UAD 3.6 report assignment we appraise, from single-family and condos to 2–4 units, manufactured homes and new construction.
How do I order one?
Order online as usual and choose “UAD 3.6 (redesigned URAR)” under Report form, or tell us when you call. If you're not sure which form your lender needs, pick “Not sure” and we'll confirm.
Do you still complete legacy forms?
Yes. While lenders transition, we complete both the redesigned URAR and the legacy forms. Let us know which one the assignment calls for.
Does it change turn time?
No. Reports are still delivered 1–2 business days after the inspection.
